How much insurance do I need? When you own a home, you need enough insurance to cover the cost for each of the following:
Replacement cost of the structure – Often when purchasing insurance for a home closing, the mortgage company demands that you insure your home for the amount of the loan. If that is the case, you may be paying too much! The cost of the home includes the cost of the land, which is not covered by insurance. So, if you finance $400,000 and the cost to replace the structure or your home is only $300,000, you only need $300,000 in coverage.
At the Blackwood Insurance Group, our professionals use sophisticated software which takes into consideration many factors about YOUR house (We look at much more than just square footage. We consider everything about your house, from the type of material used on your roof all the way down to the type of material on your floors - and everything in-between (quality of kitchen, how much wallpaper, number of French doors, on and on!) It sounds complicated! Fortunately, our insurance professionals have been at this long enough that they are experts at making the complexity of insurance, simple.
Your personal possessions – Most policies use a percentage of your structure (usually between 50% - 75%) as the amount of coverage for your possessions. For example, if your home is insured for $200,000, then your contents coverage will most likely be between $100,000 to $140,000. We also understand that some possessions (like jewelry, watches, furs, guns, silverware, business property, etc.) have limited coverage and you may need more coverage for them. We can offer these additional coverages if you need them and you can decide whether or not to purchase it.
Additional living expenses should your home be damaged and you need to live somewhere else while repairs are being made.
Your liability to others.
Does homeowners insurance cover flood? Although most homeowners policies do cover some types of water damage like damage by water from a burst pipe or water that comes in through a hole created in the roof by a tree falling on it, homeowners policies do NOT cover flood. Of course, there are other ways to help you to save money on your Florida homeowners insurance. Here are a few:
Higher Deductible. Because small claims are costly for an insurance company to administer, they often pass on considerable savings for choosing a higher deductible. Ask how higher deductibles can save you money.
Alarm System. Most companies offer discounts when you have an alarm system. In addition to making it much less likely that a burglar will break into your home in the first place, a monitored alarm system can give you a discount on your homeowners insurance.
Newer Home Discounts. Many of our insurance companies offer newer home discounts for home that are less than 10 years old.
